Reference for Kings Property Management

I let my property in Wokingham UK through Kings Property Management
(UK) for a period of about 15 years.
While my experiences were not wholly negative, I do not
recommend them at all for full management where you cannot
regularly monitor the quality of the management. They did not actually
steal money, but they did nothing but the minimum to collect rent while
charging 15% (+extras) for "full management". They insisted
they would only do "full management" because I was going to be abroad.
The contract for full management included all long term maintenance
management.
Some of the issues were:
- Kings Property Management staff were largely untrained and out of their depth for anything
more than passing on service messages.
- When I became concerned at the need to refurbish, Kings Property
Management was
unhelpful. If I specifically asked for work to be done it typically
took months to happen and was done with general lack of interest in
the quality of the outcome. Definitely not "full management".
- Probably due to the years of neglect, the quality of the renters
got gradually worse, to the point of Police being regularly called,
and the neighbors complaining directly to me.
- Because I lived abroad I was required to buy a "tax service" at
around £17 / month. This consisted of
Kings Property Management filling in a two page form once a year. My efforts to get help
with filling in my UK tax form were mostly rebuffed.
- Before the last inspection I warned Kings Property Management that I was aware that
there were issues like damage to the lawn from having cars driven on
it and abandoned trash everywhere. However, Kings refunded the full
deposit to the renters. The building was left in this condition.
- Kings Property Management then claimed that they could not rent the house due the
it's deteriorated condition. Since they were paid to maintain it's
condition I was surprised by this.
- When I complained I was brushed off brusquely. When I ask to
talk to Mr. King (who had sold me the service) I was informed that
Mr. King did not talk to customers.
